Our homes are condominiums. This means, we technically only own from the drywall in. When you are making changes to your home's exterior, it is important that you follow processes as laid out in our CCRs and consult the appropriate team. Things like windows, adding an A/C unit and adding Solar, are overseen by the Buildings Team. Making changes to landscaping ... which is a limited common element and not owned by you ... need to be reviewed by the Grounds Team.Â
We have both rules that govern our community and rules that we must follow as a community within Southpark. If you don't follow proper procedure, you could be forced to stop your work and/or reverse it.
Our CCRs outline all of the policies related to ownership. As a homeowner here, you receive a copy before you settle and it is important you understand your role in compliance with community policies.
Agreement to Change Limited Common Elements Form: This form is used for things like Solar, adding a mini split with a compressor unit on the deck ... anything that requires the homeowner to care for the item they are installing. It clarifies that the community is not responsible and if community maintenance/upkeep is needed, the homeowner is required to cover the costs of handling the equiptment.
Grounds Variance Form: While it may seem like you own your rear yard, if fact, you don't. It is a limited common element. Therefore, it is important that you use this link to submit a grounds variance request if you want to make any changes to landscaping. You should also be familiar with Grounds Team Policy.
The CCRs - Exhibit D: Exhibit D, shown below, outlines very clearly the responsible party for maintenance of various components of our community.
