As you know, a refresh of the interior of the Common House has been identified as a priority as we complete 2019 and enter 2020. As part of the long term reserve study, it was outlined that the flooring and interior paint each have a useful life of 10 years; the dining room furniture a useful life of 15 years. We have been good stewards of our property and our funds and have extended the use of these items over half a decade more.
It is important that our Common House remain the jewel of our community. A refresh of paint and flooring will help invigorate the literal center of Highline Crossing. Flooring is also becoming an issue of maintenance and safety as loose ends and wear and tear take their toll. And although we are vigilant about maintaining the dining room chairs, they too pose a safety risk as their use over 20 years weakens their stability.
As such, for the better part of 2019, the Common House Team, with input from interested members of the community, have researched new interior elements for the Common House refresh. We are ready to start the implementation of this work, but first wanted transparency of anticipated costs to the Finance Team. All vendors identified for this work are bonded and insured and have been vetted by the team.
November - December 7 - Pack up all items in Common House
Since the current carpeting in laid with glue, all contents of the Common House will need to be removed. This will allow the workmen to remove the carpet. The remaining floor will be sticky so the common house will be unusable for about 2 weeks.
December 7-8 - Move all items into Storage Pods
December 9-13 - Carpet Removal All Levels & Upper Level Painting
December 10-12 - Flooring installed lower level
December 13 - Lower Level Furniture moved back in
December 16-20 - Upper level painting complete, flooring installed.
December 20-21 - Furniture returned to the Common House

Our current slate of colors
The team has chosen a commercial-grade carpet-tile for all main areas which has a lifetime warranty and can be easily repaired by replacing tiles. The installer will be Resource, a local vendor that has been in business for over 20 years.
Walk off carpet for the entry ways will eliminate the need for separate entry carpets. Will help clean shoes to keep floors clean.
The kitchen and two baths will have new luxury vinyl tile. LVT is waterproof and very durable.

The team has planned for the entire main level (except the playroom) to be repainted with a base wallcolor, an accent color for the kitchen and an accent wallpaper for the fireplace and wall behind the piano. The vendor for this project is AVH, a locally-owned business.
The team has chosen a solid, steel framed chair with a durable vinyl seat cover. With welded joints and solid construction, we will not have any of the maintenance issues that we experience with the current chairs.
